Brick Wall Construction Project
As a reminder, a new brick wall is replacing the remaining portions of the precast concrete wall. American Wall Systems is performing the work.
As you have been informed, it is the responsibility of the homeowner to make preparations in advance for the contractor to appear at your location. Now is the time to relocate anything you may have attached or located on, under, or adjacent to the precast concrete wall. This includes, but is not limited to: cables, electrical lines, low voltage lines, irrigation lines, sprinkler heads, drainage lines, lighting, sheds, trellises, plants, and vegetation.
Pets must be secured and kept away from the construction.
The contractor is making every effort to be cautious and considerate as they replace our aging, decrepit concrete wall with a new brick wall. The new wall is an investment in safety, security, and aesthetics.
Please do your part in making the project successful. Ensure your property is secured and prepared properly.

The much-awaited brick wall project was kicked off in late October. Several loads of brick have been delivered to our project site along Ephram Drive. Crews from American Wall Systems and their subcontractors immediately jumped into action, focusing on demolishing the original, derelict portions of the prefabricated concrete fence behind Baldridge Lane and Grayson Lakes Blvd. Excavation work is carefully orchestrated with specialized equipment to minimize damage and disruption, and temporary chain link fencing is installed to maintain security. Concrete work and bricklaying itself have now begun, and progress is evident. The contractors are motivated, so do not be surprised if you see them working on Saturdays! We'll be sure to provide periodic updates so that you can follow the progress on this major project. Seeing how Grayson Lakes homeowners have rallied behind this major reinvestment in our wonderful community is great.
Residents might have noticed that the wood fence replacement project has been completed, but the proposed pre-cast concrete hasn’t been replaced yet.
Earlier in August, American Wall Systems (AWS) alerted the Board that there were supply chain issues at the manufacturer site for the brick that was ordered for our project. We have been provided several updates, and it is now projected that our brick will now be delivered in September.
The manufacturer supply chain issues are out of our control, but we are confident that project construction will get underway as soon as possible- and we will continue to communicate as we are provided updates.
We ask residents affected by brick fence construction continue to watch for updates, and keep the below list of instructions provided by AWS:

**Neither Grayson Lakes HOA nor AWS will be responsible for loose pets during the demolition and construction process.**
* *Please note that this is an HOA-owned fence. Please do not use nails, screws, or anything else that may damage the fence (wood or brick). Homeowners will be held responsible for any repairs that have to be made, for damage they have caused. **

This is an informational letter sent to all Grayson Lakes residents regarding the upcoming replacement of pre-cast fencing throughout our neighborhood.
American Wall Systems (AWS) has been contracted by Grayson Lakes HOA to replace the community’s pre-cast concrete fencing.
This communication serves to provide all residents notice that this project is set to begin on August 7, 2023, and will finish in January 2024. American Wall Systems will be removing the existing pre-cast fencing and installing a new brick fence in its place.
At this time, it is anticipated that this project will be broken into separate phases of demolition and construction by geographic area.
The first section to be replaced will be at the following addresses:
1522, 1526, 1602, 1606, 1610 Baldridge and 1618, 1622, 1626 Grayson Lakes Blvd.
Once initiated, each phase of the project will affect the affected area for a period of approximately 3-4 weeks, barring any unforeseen issues or weather delays. Update notifications will be provided should construction schedules exceed this projection.
During the period from the removal of the existing fence and installation of the new fence, the contractor will install temporary chain link fence onto the property approximately 5 feet high.
Occupants of each affected residence is responsible for:
· Remove any items (for example, lawn furniture, firewood, trash cans, ladders) stored within ten feet of the permanent fence line.
· Remove any structure attached or adjacent to the perimeter fence.
· Remove or trim hedges, vines, or trees located within 5-10 feet of the permanent fence to provide access for the work crew.
· Make alternate arrangements to secure pets.
· ALLOWING UTILITY WORKERS ACCESS TO YARD TO MARK FOR LINES.
American Wall Systems will not be responsible for securing any personal property or pets within the area within 10 feet of the permanent fence.
With your patience and cooperation, American Wall Systems will make an effort to minimize inconveniences.
All demolition and construction activities will occur between 7:00 am and 7:00 pm, Monday through Saturday. Affected residents will receive an email 2 weeks prior and a notice from AWS 1 week prior to construction starting in their section.
